Red Level is a residential design-build firm in intown Atlanta. We've been at it since 2003. Dan Hanlon and John Perantoni run it together — and they're on every project we build.

We build inside Atlanta's most historic neighborhoods — Ansley Park, Druid Hills, Inman Park, Virginia Highland, and a handful of others on the east side.

We carry no more than four to six projects at a time. Every project is owner-led. Every contract is fixed-price. Every job ends with a five-percent holdback we don't collect until you've signed off on the work.

John came up through engineering at Carrier and project management at a construction firm called Align360. Dan's background is on the business side. They met, talked about how most renovations get run, and decided they could do it better.

Twenty-two years later, the firm they built still operates the way they originally intended. A small bench of long-standing trade partners. A handful of architects and designers they trust. Owners present on every job. Fixed-price contracts. No surprises.

If you hire Red Level, you're hiring Dan and John. Not a sales team that hands you off after the contract.

How We Work

Three things that don't change.

Owner-led, every project.

Dan and John are personally on every active job.

No account managers, no handoffs. The people who quoted the work are the people building it. This means clients have direct access to decision-makers, every day.

Fixed-price contracts.

We do the homework before you sign.

The number on the contract is the number on the final invoice — barring changes you authorize in writing. Allowances are clearly defined upfront. No surprises.

Five-percent holdback.

We don't collect the last five percent until you've walked the punch list with us.

The whole punch list. Not most of it. This means we're motivated to finish the work the right way, and you have leverage if anything needs to be addressed.

Where We Work

Eighteen neighborhoods. Mostly east of the highway.

Two decades inside a small footprint means we know the housing stock, the historic guidelines, and the trades who specialize in working on these blocks.
